What I've Learned Building Saunas in Cumming

Cumming is lake country. The homes around Lake Lanier — the coves off Browns Bridge Road, the subdivisions around the south end of the lake — are a mix of lake houses and new construction, and a lot of them have the space for a real sauna. The lake-house builds are my favorite jobs: a traditional sauna in the lower level with a walkout to the water, or an outdoor cabin on the lot where the steam doesn't touch the house. The newer subdivisions off 400 have the 200-amp panels and the finished basements that make indoor builds straightforward.

The Cumming wrinkle is the lake. Humidity is a year-round condition on the water — not just summer. A basement sauna in a lake house needs the ventilation sized like the house is trying to stay damp, because it is. Mechanical exhaust on a timer, twenty to thirty minutes of post-session airflow, every time. On the older lake cottages that are getting renovated, I also check the panel — a lot of them are still on 100 or 150-amp service and a 6kW heater needs a real circuit. What surprises Cumming homeowners is the septic question. A lot of the lake lots and the bigger parcels are on septic, not county sewer. That doesn't change the sauna itself, but it changes where it goes — a below-grade build on a septic lot needs the drainage plan thought through. A sauna room that can't dry out is a repair call waiting to happen. I'd rather oversize the exhaust fan than come back for re-paneling. The fan is cheap. Re-paneling is not.
