What I've Learned Building Saunas in Chastain Park

Chastain Park is teardown country. The 1950s ranches along the river are coming down one by one, and what's going up is five-thousand-plus square feet with a real basement — sometimes a full terrace level. That's the build I do most here: a traditional sauna in the lower level, next to the mechanical room, sized 6x8 or 8x10. The new homes have the panel for it. The ranches that are still standing usually don't — a lot of them are on 100-amp service, and a 6kW heater needs a panel conversation before it needs anything else. The river is the whole story in Chastain Park. The Chattahoochee borders the neighborhood and Nancy Creek runs through it — parts of the area sit in the floodplain. Humidity is a year-round condition here, not a summer problem. Basement builds near the creek need mechanical ventilation sized like the house is trying to stay wet, because it is. I put every Chastain Park build on a timer exhaust, twenty to thirty minutes of post-session airflow, and on riverside lots I oversize it. Skip it and you'll be re-paneling in five years. That repair call costs more than the fan ever did.

Outdoor builds are the hard sell here and I say that up front. Lots are smaller than the rest of north Fulton, setbacks are tight, and anything in the floodplain has elevation rules. Most of my Chastain Park work stays inside the house — a compact traditional unit or an indoor infrared if the panel is the constraint. The exception is the big teardown lots where the grading plan already handles drainage. If your lot backs up to the creek, mention it when you request the estimate. It changes the plan, and I'd rather design around it up front.
