What I've Learned Building Saunas in Chamblee

Chamblee is two cities. Down by the rail corridor and Buford Highway it's older homes and townhomes — modest square footage, smaller lots, and a lot of homes where the best sauna spot is a garage conversion or a compact indoor unit. Up around Keswick Village and the new developments off Chamblee-Dunwoody Road it's new construction with full basements and 200-amp panels. I build both. The townhome and condo jobs get a plug-in infrared or a compact traditional unit. The new builds get the full 6x8 or 8x10 traditional sauna in the basement, no compromises.

The Chamblee wrinkle is the housing mix. The older homes along the corridor were built when 100-amp panels were standard, and a 6kW heater needs a real circuit. The townhome communities have HOA rules about hardwired additions and some cap what you can run off the unit's subpanel. I always ask for a photo of the electrical panel and a copy of the HOA rules before we quote. A 1.7kW plug-in infrared needs nothing more than a dedicated 20-amp circuit. What I watch for on Chamblee builds is the same thing I watch for everywhere in Georgia: moisture. The older homes have crawlspaces and the new builds have basements, and both need the ventilation done right. Mechanical exhaust on a timer, twenty to thirty minutes of post-session airflow, every time. In a garage conversion or a lower-level build, I'd rather oversize the fan than come back for a repair call. The fan is cheap. Re-paneling is not.
